What's inside

Three tools, one dataset.

Suburb research, site screening and the raw data behind both — with every source and formula written down.

Suburb Finder

10,000 suburbs, scored the same way.

Build a filter across any metric, compare suburbs side by side and save the filters to re-run on next week's data.

  • Capital growth, cashflow, risk and overall scores — houses and units scored separately, never blended
  • Gross yield, months of supply, sale-through rate, price spread and growth-cycle position
  • Population growth, household income, owner-occupier split, industry mix, building approvals and infrastructure spend per capita
  • A comparable count and confidence rating on every figure, so thin data is visible before it reaches a client
Suburb Finder: a four-condition filter, then the results with capital growth, cashflow and risk scores for houses and units and a data-confidence rating beside each suburb.
Subdivision

Feasibility on every block, not just the one in front of you.

First-pass site screening across a whole council area — the checks a development job usually starts with, already done.

  • Zone code, minimum lot size, minimum frontage and the council's average lot size on each listing
  • Sewer and water servicing, estimated maximum lots, height limit, floor space ratio, heritage, bushfire and flood overlays
  • Editable cost assumptions — survey, planning, per-lot connections, stamp duty, holding and selling costs
  • A cited planning-rules table and a downloadable feasibility report for every listing
The Subdivision tab: a filter for sewer, water, zone, land size and price, and the ranked suburbs with their opportunity scores.
Data Table

Every listing, every column, yours to export.

150,000 listings across seven states and territories, refreshed weekly, with the source and formula behind every column documented.

  • Price per m², distance from the suburb median, comparables and confidence on every row
  • Live listings and two years of sales, searchable by address, suburb, postcode or zone
  • Saved filters, shortlists and Excel export built in
  • Data Definitions explains how each of the 150+ columns is calculated
The Data Table: filters across status, state, type, zone and price, and listings with price per square metre, comparables and confidence.
Who it's for

Built for people who do this every week.

Buyers' agents and property advisers

Shortlist suburbs with the numbers already done, show clients the confidence behind each figure, and hand over an Excel export instead of a screenshot.

Development consultants and town planners

Screen an entire council area for blocks that meet minimum lot size, frontage and servicing before anyone opens a planning scheme — then run the feasibility on the ones that stack.

How it works

Filter, shortlist, export.

Filter

Build a query across any metric with AND/OR groups. Save the filters and re-run them on next week's data.

Shortlist

Star suburbs or listings, compare them side by side, and open any listing for its planning controls, profitability and cashflow.

Export

Download any table to Excel, or a feasibility report as a PDF, ready to send.

FAQ

Questions, answered.

Where does the data come from?

Live and sold listings, joined to state and council planning data, utility servicing maps and ABS census data. Data Definitions, inside the tool, explains how every column is calculated.

How often is it updated?

Weekly. The date of the current data is shown in the tool's header.

Which states are covered?

Victoria, New South Wales, Queensland, Western Australia, South Australia, Tasmania and the ACT. Listings and suburb scores cover all seven; planning controls vary by state and council, and Data Definitions lists exactly what's covered where.

Do I need a card to start?

No. You get a month (30 days) of full access when you sign up. Choose a plan when it ends; nothing is charged unless you do.

Can I cancel?

Yes, any time from your account. You keep access until the end of the period you've paid for.

Is this advice?

No. Property Playbook is a research tool. It isn't financial, legal or town-planning advice, and planning controls should be confirmed with the relevant council before you rely on them.
