1. Who we are
Property Playbook (propertytool.app, "we", "us") is an Australian property research service. You can contact us at hello@propertytool.app. By creating an account or using Property Playbook you agree to these terms.
2. What Property Playbook is
Property Playbook is a property research tool. It brings together residential listing data, planning controls, servicing information and census statistics, and presents scores and estimates calculated from them.
It is a research aid only. Nothing in Property Playbook is financial product advice, legal advice, valuation advice or town-planning advice, and it does not take your circumstances into account. Planning controls, servicing and lot-size figures must be confirmed with the relevant council, authority or professional before you rely on them.
3. Your account
- Give accurate details when you sign up and keep them current.
- An account is for one person. Keep your login private and don't share it.
- You're responsible for everything done under your account.
4. Free trial
New accounts get 30 days of full access from sign-up, with no payment details required. When the trial ends, access stops unless you choose a plan. We may change or withdraw trial offers at any time; a change doesn't affect a trial already running.
5. Plans, billing and cancellation
- Plans are A$30 a month, or A$240 a year. Prices are in Australian dollars and include GST where it applies.
- Subscriptions are billed in advance through Stripe and renew automatically until cancelled.
- You can cancel at any time from your account. Access continues to the end of the period you've paid for, and you won't be charged again.
- Except where the Australian Consumer Law or another law requires it, we don't refund part-periods.
- If we change a price we'll give at least 30 days' notice by email, and the new price applies from your next renewal.
- If a payment fails we may suspend access until it's resolved.
6. Acceptable use
Property Playbook is licensed for your own, or your business's own, internal research. You must not:
- scrape, crawl or bulk-download the data other than through the exports built into the tool;
- resell, redistribute, publish or sublicense the data, or use it to build a competing dataset or product;
- share logins, or get around access controls or usage limits;
- use Property Playbook in a way that breaks the law or infringes anyone's rights.
7. Data and accuracy
The data in Property Playbook is compiled from third-party and public sources and is provided "as is". It may be incomplete, out of date or wrong, and estimates such as maximum lot counts, feasibility figures and suburb scores are models, not facts. We don't guarantee its accuracy or fitness for any purpose, and you're responsible for verifying anything before acting on it.
8. Intellectual property
Property Playbook, its scores, compilations, software and design are owned by us or our licensors. You may use exports for your own internal purposes under these terms; you get no other rights.
9. Availability and changes
We aim to keep Property Playbook available and up to date, but we don't guarantee uninterrupted access. We may change, add or remove features, and we'll tell you about significant changes.
10. Ending these terms
You can close your account at any time by contacting us. We may suspend or close an account that breaches these terms. Sections 7, 8, 11 and 12 continue to apply after an account is closed.
11. Liability
Nothing in these terms excludes rights you have under the Australian Consumer Law that can't be excluded. Otherwise, to the extent the law allows, we aren't liable for indirect or consequential loss, lost profits, or decisions made in reliance on Property Playbook, and our total liability to you is limited to the fees you paid in the 12 months before the claim.
12. Privacy
Our privacy policy explains what personal information we collect and how we handle it.
13. General
These terms are governed by the laws of Victoria, Australia. If we update them we'll post the new version here and, for significant changes, email account holders; continuing to use Property Playbook after that means you accept the updated terms.
